Dans ce texte, Shaun&nbsp;Cathcart, \u00e9conomiste principal de l\u2019ACI, fait le point sur l\u2019\u00e9tat actuel des march\u00e9s de l\u2019habitation au Canada et explique ce que les donn\u00e9es signifient pour les membres.<\/em><\/p>\n\n\n\n<hr class=\"wp-block-separator is-style-wide\"\/>\n\n\n\n<p>Ceux qui attendent que le march\u00e9 de l\u2019habitation canadien se calme apr\u00e8s <a href=\"https:\/\/archive.cafe.crea.ca\/fr\/etat-actuel-des-marches-de-lhabitation-canadiens-juin-2020\/\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">la relance \u00e9tonnamment vigoureuse de l\u2019\u00e9t\u00e9<\/a> devraient patienter encore un peu.<\/p>\n\n\n\n<p>Tout au long de ma carri\u00e8re, j\u2019ai entendu des rumeurs, grandement exag\u00e9r\u00e9es par certains analystes, sur le d\u00e9clin du march\u00e9 immobilier canadien. Je crois que certains misent toujours sur des pr\u00e9visions pessimistes qui datent de plus de dix&nbsp;ans! Toutefois, je n\u2019aurais jamais imagin\u00e9 que le march\u00e9 soit aussi vigoureux, certainement pas en <a href=\"https:\/\/archive.cafe.crea.ca\/fr\/la-banque-du-canada-maintient-le-taux-de-financement-a-un-jour-a-025-et-augmente-ses-achats-dactifs\/\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">avril<\/a>. Et j\u2019avoue qu\u2019il ne faut pas une boule de cristal pour formuler une pr\u00e9vision annuelle, alors que nous sommes \u00e0 la mi-novembre. Cela dit, voil\u00e0 o\u00f9 nous en sommes.<\/p>\n\n\n\n<p>Octobre a \u00e9t\u00e9 un mois record pour les\nventes r\u00e9sidentielles \u00e0 l\u2019\u00e9chelle nationale, avec une marge de plus de\n14&nbsp;000&nbsp;transactions \u2013 c\u2019est \u00e9norme. Septembre a aussi \u00e9t\u00e9 un mois\nrecord de ventes, avec quelque 20&nbsp;000&nbsp;transactions de plus, soit l\u2019\u00e9quivalent\nd\u2019un mois de septembre habituel auquel s\u2019ajoute un mois de d\u00e9cembre complet. Pour\nla p\u00e9riode de juillet et ao\u00fbt, plus de 122&nbsp;000&nbsp;propri\u00e9t\u00e9s ont chang\u00e9\nde mains par l\u2019entremise des syst\u00e8mes MLS\u00ae canadiens. L\u2019\u00e9t\u00e9 record pr\u00e9c\u00e9dent s\u2019\u00e9tablissait\n\u00e0 environ 96&nbsp;000&nbsp;ventes.<\/p>\n\n\n\n<p>Au fil des derniers mois, alors que <a rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\" href=\"https:\/\/archive.cafe.crea.ca\/fr\/etat-actuel-des-marches-de-lhabitation-canadiens-septembre-2020\/\" target=\"_blank\">des donn\u00e9es exceptionnelles<\/a> faisaient les manchettes, les ventes cumulatives ont non seulement rattrap\u00e9 celles de l\u2019an dernier, ce qui est d\u00e9j\u00e0 surprenant, mais \u00e0 l\u2019heure actuelle, elles sont en voie d\u2019\u00e9tablir un record annuel. Ce que nous voyons maintenant est objectivement sup\u00e9rieur \u00e0 ce qui aurait \u00e9t\u00e9 n\u00e9cessaire pour compenser <a href=\"https:\/\/www.crea.ca\/fr\/news\/canadian-home-sales-and-listings-post-record-declines-in-april-2020\/\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">le ralentissement du march\u00e9 immobilier au printemps dernier<\/a>.<\/p>\n\n\n\n<p>Jusqu\u2019\u00e0 maintenant, quelque\n461&nbsp;818&nbsp;propri\u00e9t\u00e9s ont chang\u00e9 de main sur les syst\u00e8mes MLS\u00ae\ncanadiens, soit une hausse de 8,6&nbsp;% comparativement aux dix&nbsp;premiers\nmois de 2019. En fait, c\u2019est le deuxi\u00e8me r\u00e9sultat en importance pour le nombre\nde ventes de janvier \u00e0 octobre, derri\u00e8re celui de 2016, qui ne compte que\n14&nbsp;000 ventes de plus. Cet \u00e9cart pourrait \u00eatre combl\u00e9 d\u2019ici la fin de l\u2019ann\u00e9e\nsi novembre et d\u00e9cembre sont aussi performants que les quatre&nbsp;derniers\nmois.<\/p>\n\n\n\n<p>Le facteur d\u00e9cisif sera l\u2019offre, particuli\u00e8rement\n\u00e0 l\u2019\u00e9chelle locale. En effet, les conditions du march\u00e9 n\u2019ayant jamais \u00e9t\u00e9 aussi\nserr\u00e9es, la demande n\u2019est pas mesur\u00e9e par le nombre de propri\u00e9t\u00e9s qui changent\nde main dans notre base de donn\u00e9es, mais plut\u00f4t par un chiffre plus\nsignificatif, \u00e0 savoir le nombre de personnes ou de m\u00e9nages qui essaient d\u2019acheter\nune propri\u00e9t\u00e9 en ce moment.<\/p>\n\n\n\n<p>Nous n\u2019avons pas de base de donn\u00e9es pour le mesurer, mais nous pouvons dire avec certitude qu\u2019ils sont nombreux, et que la demande ne peut pas jouer du c\u00f4t\u00e9 des ventes, car la raret\u00e9 des inscriptions continue de se manifester du c\u00f4t\u00e9 des prix (voir le tableau ci-dessous, particuli\u00e8rement les march\u00e9s de l\u2019Ontario plus \u00e9loign\u00e9s de la r\u00e9gion du Grand Toronto). Les nombreux courtiers et agents immobiliers qui ont d\u00fb composer avec des situations d\u2019offres multiples cette ann\u00e9e pourront certainement en t\u00e9moigner.<\/p>\n\n\n\n<p>Les chiffres de cette ann\u00e9e sont\ncertainement surprenants, alors que bien des moteurs habituels du march\u00e9,\nnotamment la croissance \u00e9conomique, l\u2019emploi, l\u2019immigration et la confiance,\nsont actuellement au ralenti. Il y a lieu de s\u2019interroger sur le nombre de\nm\u00e9nages qui vont choisir de d\u00e9m\u00e9nager en raison de la COVID-19 et des\nchangements qui vont en d\u00e9couler, puisque cela influence le march\u00e9 de l\u2019habitation\nactuel. Bon nombre de ces d\u00e9m\u00e9nagements ou cette \u00e9bullition du march\u00e9 n\u2019auraient\npeut-\u00eatre pas eu lieu dans un monde sans COVID-19. Et, contrairement \u00e0 de\nnombreux acheteurs d\u2019une premi\u00e8re maison qui doivent composer avec la hausse\ndes prix et la simulation de crise pour les pr\u00eats hypoth\u00e9caires, beaucoup des\npropri\u00e9taires actuels qui se jettent dans cette m\u00eal\u00e9e ont probablement des\ncapitaux propres consid\u00e9rables, particuli\u00e8rement s\u2019ils quittent les grands\ncentres.<\/p>\n\n\n\n<p>Quelle ann\u00e9e \u00e9trange!
